I am working on a project and the owner has a lease of 10 years, although it started in 2005 and will end in 2015. We are currently attempting to get the building certified and am getting questions regarding the lease correct start date to meet intent.
Is the current lease sufficient?

Sean, I am confused by your post.
When did you start your CI project relative to the start of the lease? I believe the intent is to be in the space 10 yrs after the certification. If you will certify in 2013 it would seem you have only 2 years left on the lease.
I haven't come across this in my projects so it isn't clear if they allow you to go back in time (per-certification) to count 8 years of the existing lease for this credit. You might be better off asking for an interpretation.
Is it a critical point? I would submit it and see how they rule if you don't have time for the interpretation.
