NC-2009 EAc1:Optimize Energy Performance

Major Renovations with Additions

EA Credit 1 allows for different percentages of energy performance for "Existing Building Renovations" than for "New Buildings", but there does not appear to be any information in the reference guide as how to delineate the two conditions. I am working on a project that is approximately 8,253 SF of Major Renovation (almost all of the existing shell intact), with a new addition of 4,322 SF. Since there is a new addition component, would the entire project have to comply with the "New Buildings" thresholds or is there a way to have the renovated portions count toward the "Existing Building Renovations" thresholds? The percent savings for your project will be a weighted average of the new to renovated building area. So in your case the project is 65.6% renovation. This percentage is applied to the difference in new vs renovation (10% to 5%) so your minimum threshold for the prerequisite is 6.72% if I calculated correctly. The prerequisite form in LEED Online automatically calculates this adjusted threshold.
