Base Building for a mixed use project

We have a project that is a mix-used 23,000 SF bldg. The lower story is commercial (8,000 SF) and 2-stories of residential (15,000 SF). The project will follow LEED NC 2009 and will achieve this credit with Energy Modeling 1-How do you model the residential portion, if ASHRAE 90.1-2007 is not applicable to low-rise residential buildings? Appendix G, in the Scope indicates that the provisions are not applicable to multi-family of 3 stories or less. 2-Should we use as a base building the following: For the commercial portion, use package rooftop units For the residential portion, use PTAC units? 3-I guess, my other question is, are we allowed to register for LEED NC? due to LEED NC is not applicable for residential bldgs of less than 4 stories? but because the project is a mix-use we could use LEED NC? any advise is appreciated, thanks,

Before you do anything make sure the project is registered under the correct rating system. Utilize the 40/60 rule. 66% of the project is residential, 34% of the project is commercial. The building is 3 stories therefore LEED for Homes may be the most applicable rating system. Here's the link: http://www.usgbc.org/ShowFile.aspx?DocumentID=6667 If the GBCI allows you to pursue LEED NC Certification: When you model the baseline of a mixed-use building use the predominant condition to determine the system type for the entire building. (this is a note to Table G3.1.1A of Appendix G)
