I am trying to undertake the assessment of EAp2 and EA1 energy credits for a building in central London. Its about 40 floors but the project scope is to renovate only 3 floors. None of the landlords base building systems are being changed and not all would be compliant with ASHRAE 90.1 2007 as the building is about 15 years old. Am i correct in that the calculations and % improvement should just be demonstated for the tenant (and project scope) and if so do i still need to provide details of the base build in terms of calculations or is a narrative description sufficient with the calculations for the tenant space demonstrating compliance.
Also if anyone has come across a different approach for buildings in the UK please respond, for now though we are using ASHRAE approach.

Are you using LEED in London and no BREEAM ? Kind of reversed role if LEED goes to UK. The LEED system originated in the early nineties from the UK accreditation system BREEAM

You're correct in thinking that you only need to deal with your scope of work. However, for your scope of work, it will be evaluated against ASHRAE 90.1-2007. You will need to provide the detailed calculations necessary for a reviewer to sign off on your project.

Yes the project is pursuing LEED rather than BREEAM - standard approach for our American based client.
The ASHRAE calcs are proving interesting - fortunately there is version using SI rates.Any further thoughts on the approach would be much appreciated.

Viv, you just need to look at what is in the tenant scope, but be careful with one important thing - if you have no scope in the project for a credit, then you either have to look at the landlord's provision or the credit is not available.
For example, if the toilets are not in the tenant's scope, then you have a number of options:
1) if they are good enough to comply with WEp1 and WEc1, then include them in the calculations.
2) if they are not good enough to comply, you have two options - 2a) you get the landlord to replace them (good luck!) or 2b) you exclude them from your calculations. In the latter case, you can get the pre-requisitem, but not the credits for WE, because you're not including all the fixtures that will be used by the building users.
