The disadvantage of using Case 2 calculator Hello! I am currently performing pre-assessments for a whole portfolio of buildings located in Europe. I would like to showcase two different buildings, one eligible for case 1, and one that is a mixed usage case 2 option 1. Building 1 is 90% Office Electricity: 111 kWh/m²a District Heat: 119 kWh/m²a CSEI: 215 kBtu/Sq. Ft. Building 2 is 43% Office, 27% recreation, 10% restaurant, 10% school k-12 and the rest is other. It just barely misses the 50% office mark. Consumption: Electricity: 97 kWh/m²a District Steam: 68 kWh/m²a CSEI 152 kBtu/Sq. Ft. The interesting fact is that Building one gets a rating of 82 in the portfolio manager thus earning 12 points for the building, while building 2, according to the EA Prerequisite 2 / Credit 1 Case 2 Calculator, is only 20% above the national average, barley fulfilling pr2 and earning 0 points for the building. This seems unreasonable disadvantages for the mixed building, which has much lower kWh/m²a consumption, and doesn’t represent its green building status well, compared to the other office building. -Is this a preferred effect for mixed building uses? -Is there a way to earn more credit points with a mixed building usage? No on or offsite renewable energy sources, or high % of vacant spaces are present in either building, that would interfere with the comparison. Both locations are in urban areas of Europe. (England and Germany)
