Ongoing commissioning is a great option for baking continuous improvement for system and energy performance into your building operations. The credit is achieved by essentially repeating the process steps undertaken for retro-commissioning over a cycling two-year period.

To be successful, your ongoing commissioning program needs to go beyond preventive maintenance and system trending. Performance verification of energy efficiency measures implemented under EAc2 is also not sufficient on its own to meet the credit requirements. Instead, the ongoing commissioning work must include device checks, sensor checks, functional testing of equipment, alarm testing, point trending, and metering.

Readiness Review Questions

  • Do you have a complex building that warrants ongoing monitoring and proactive testing of energy systems performance?

  • When was the building last commissioned or audited? Have any major systems been upgraded or altered since that process was completed?

  • Is a BAS with direct digital controls (DDC) available to assist with some of the data collection and monitoring activities?
