This is the ideal scenario because documentation requirements are much more straightforward.Less than 100% of equipment is environmentally preferred. You must evaluate compliance using the metric of runtime-hours or number of uses. Track or estimate runtime-hours or usage rate for both powered and manual equipment in order to fully assess your maintenance practices (and to get credit for manual strategies). Documentation (a narrative at the very least) that demonstrates environmentally preferred equipment was used at least 20% of the time, based on runtime-hours or number of uses must be provided. Site maintenance vendors often develop bids for contracts based on hourly estimates of the amount of time they will spend each week doing which kind of maintenance activity over the course of a year, and this information can be used to establish which equipment is in use for what amount of time during the performance period. Note that depending on the building location, equipment usage could vary seasonally and this variability should be taken into account.
