Hi,
I have a building that exactly sits on 3 sides of its LEED boundary. On its fourth side, it has only 5% of the total site area that is unoccupied by the building footprint. Would this classify as a nearly zero lot line to be able to claim Option 1- Path 3 for this credit.

I would likely attempt to define it as zero lot line as recommended in the Reference Guide, with a narrative. It seems like this would be a strong case, especially if you quantify the total % of your site that is exactly zero lot line by definition as compared to not. I would first probably calculate the average density as recommended in the guide. It seems like that instruction would provide your answer most easily before you spend any additional time trying other methods.
