I have a problem, our construction waste management plan didn't specify Load-specific diversion reports, so all of the reports we have received (5 months) have been facility average rates. We are going for LEED for Homes Multifamily Midrise Silver rating and I just saw a small footnote on some of the documentation we received from our LEED liaison that states we need load-specific diversion reports. There is no possible way to go back and calculate the loads that we have already received. What do I do? Does this mean we will not receive credit for our wast management plan at all? Will this just lose us the 3 points in that credit or are we not able to get our LEED Silver rating now? What should we do going forward? Please help, freaking out.

Chris - I wanted to get back to you ASAP but I did want to note that this is not a LEED for Homes forum, and commercial buildings, not homes, is my specialty. Can't your LEED liaison or your Green Rater help you? They will be better resources on LEED for Homes issues than I can be.
First, you did not say if you are using LEED for Homes Multifamily Midrise 2008 (v3) or v4. I am assuming v2008 because you posted on the LEED 2009 forum for LEED BD+C: NC. So, my comments are based on the v2010 rating system and I only have access to the rating system -
http://www.usgbc.org/sites/default/files/LEED%20for%20Homes%20Multi-Fami... and not the Reference Guide. If you are using LEED v4, please let me know...
There are several LEED interpretations for LEED 2008 that imply load-specific diversion reports or should be of interest to you including: LI ID #2825 - http://www.usgbc.org/content/li-2825, LI ID #2136 - http://www.usgbc.org/content/li-2136, and LI ID #2017 - http://www.usgbc.org/content/li-2017. Specifically, you need to look at 2825, which says you "must provide the recycling rates specific to the materials debris created by the project."
Depending on the length of the construction, 5 months of data that has not been documented correctly will probably be hard to overcome. At first I thought I read it was 5 loads and was going to suggest taking a penalty and consider all those loads as 100% landfilled as a conservative method but for 5 months that would probably eliminate your chances of achieving multiple points - but you might achieve 1 or less.
Your LEED liaison or Green Rater should be able to tell you if the your Silver target is in jeopardy if you can't achieve the points you intended for this credit. Hopefully they built in some extra points as cushion to account for credits that might not be achieved.
Going forward you need to get project-specific diversion rates.
Sorry I can't be more help but I'm hoping any LEED for Homes experts who see this post will chime in.
