We are running into trouble on projects where we had hoped to achieve Exemplary credit or 7 points for transit as we cannot document it properly because the transit schedules are modified due to COVID-19. Anyone else had this issue? We arent able to find the old schedules on line either.

I have seen it on a project that wasn't mine, but I was reviewing internally. I suggest, if it works out with the project timeline, to hold off on submitting this credit until the construction phase submission, when (in theory), we'll be back to something closer to normal. Alternatively, you could submit now with what you have (lest it get worse), and pay to Appeal it at the end of the project if the schedules improve.
Only other option might be to try contacting the transit authority and see if they have copies of the archived versions they can share. I know this may be laughable, depending on what the agency is and how big they are / how much they support.

I documented this the other day for a project (not LEED, but AEGB which has many of the same credits). I wasn't able to find schedules but I was able to find a "COVID FAQ" page on the transit website that said things like "most buses are running a Sunday schedule" and "routes XYZ have been further reduced." I wrote up a narrative saying that based on those reductions we believe the project would meet the next point threshold on pre- (and hopefully post-) adjustment schedules. We were already pretty close to the threshold, so this was closer to 20 rides than 200, but if you're estimating, say, 1 more ride per hour on a normal schedule that can add up across multiple bus lines.
Another long shot, but if you have other local LEED providers in your network, maybe they've got some schedules saved from past projects!
