It depends on the number of students vs regular building occupants, but if most students walk and they're the majority of building users, you can probably anticipate a higher alternative transit rate than that. I recommend downloading the USGBC calculator and playing around with the inputs - it'll let you get a feel for how the commuting habits typical for your building will play out in the calculation.
