We are pursuing Option 2: The house was designed to be modified and adapted for accessibility and changing family needs. The first floor was specifically designed to be only 1 step up from grade, and the front door/foyer/hallway to accommodate any special equipment. The front study can be changed into a bedroom, and the adjacent closet and powder room can be modified for a handicap accessible closet and full bathroom in the future.
Additionally, in my opinion, Option 3 should seemingly be a separate credit from Options 1 & 2. Flexible/accessible building design and organized/stacked MEP systems do no necessary accomplish the same design goals. They all actually seem like they could be separate credits, but all should be encouraged.
