Now that Tenant Guidelines in v2009 are a bit dated, I’m referring to that CI v2009 no longer exists for new projects, wouldn’t it make more sense to use v4 credit requirements instead? However, it’s not on the credit substitution list. I don’t want to do a CIR to raise the issue… Has anyone succeeded in substituting the credit?

I've asked the same question roughly a year ago and have received no guidance from the GBCI or my review team, and no one on LEEDUser has been able to give any concrete reply either. It seems very strange that GBCI has left this hanging.

I have had success emailing leedcoach@usgbc.org for questions like this. Sometimes they take a couple weeks to respond, but they always get back to my emails eventually with solid answers.

It certainly makes sense that Tenant Guidelines would follow LEEDv4 Core and Shell. Please note that there are changes from LEEDv2009 that might make documentation easier: tenant guidelines are no longer required to include information on LEED for Commercial Interiors or explain how the core and shell building contributes to achieving these credits. Check out the LEED BD+C v4 Reference Guide "Subject Specific Guidance" for information that should be included.

I would encourage you Melissa, to re-ask GBCI; some answers take time as the responses involve discussions with multiple individuals or committees to gain the necessary approvals or changes.
And I just want to remind LEED Canada users reading this discussion forum, that direction was provided for this issue in Credit Interpretation Request 1300 (Tenant Design and Construction Guidelines written for LEEDv4 ID+C ). The CIR allows LEED Canada CS 2009 project teams to either follow the v2009 requirements but instead direct tenants to LEED v4 ID+C (in place of LEED Canada CI), or adopt the credit from LEED v4 in its entirety. A LEED v4 credit substitution is not required; however, LEED-CS v2009 projects are welcome to reference the v4 ID+C Rating System and the v4 ID+C credits in their tenant guidelines, rather than referencing the LEED-CI 2009 Rating System and its credits.

I'm sorry as for some reason Amanda your reply to me didn't come through my inbox, though I did manage to get the reply from GBCI and you're right, it came through in june--into my spam. Normally I do receive the emails from the reviewer so I'm not sure why that one didn't come through, must have been a different setting. Anyway the point is that they replied that we can use LEED V3 2009 OR update to V4. It does seem odd to me that LEED will allow teams to advise tenants based on a system they can no longer apply but its a relief as it was time-consuming to create the document. We then had a massive delay to submittal and I'm now digging through the old files. Hopefully this still applies and once we do submit I will come back to confirm if the submittal went smoothly.

Hi Allen,
The template I use generally now I have created myself and it has both a lot of Swedish in it (with English translations for the reviewer) as well as company specific information in it. So no, I can’t share it. And no I can’t find any templates either here or in the LEED Credit Library, they should put something up!
But the layout I use is: First a piece of information about what the Tenant guidelines are and a picture of the project and that they should be distributed to future tenants. Then an index and after that an introduction to LEED. Then I have a chapter about the project’s and the owner’s sustainability work in general (other than LEED, we have a lot of other requirements). And then some recommendations in things tenants can do in general. After this I go through every credit that is required to be gone through in v4 (check v4 requirements). And for each and every one of these I respond to what my current LEED v2009 project has done already or prepared to help with each of the requirements. In some cases nothing has been done or the v2009 does not address it and then I write that. And lastly I have appendices with drawings or other information referred to.
