Hello!
So I recieved the following review comment for the Option 1, Surrounding Density credit:
1. It does not appear that all buildable land within one-quarter mile of the project boundary has been shown in the vicinity map
and included in the calculations. The documentation indicates that only the site area for the buildings included in the
calculation as buildable land. However, all buildable land within one-quarter mile of the project boundary must be included.
BUT, my question is, why do I need to include ALL buildable land, why not stop after the credit requirement was met? It seems unnecessary work to continue adding all buildable land within the one-quarter mile of the project boundary when i dont it to meet the credit requirements. Does anyone have any insight as to why this extra work would be necessary?

Usually this comment appears when you haven't included all of the land in the denominator of the calculation. It is usually okay to stop including buildings in your analysis when you pass the required threshold (the numerator), but you do still have to confirm that your denominator includes all of the buildable land within the required vicinity. The phrasing suggests that you might be missing some buildable land that doesn't have buildings on it currently ("...indicates that only the site area for the buildings included in the calculation as buildable land...."). They may be looking at the maps and seeing things such as sport fields, private parks, parking lots/garages, private roads, etc., that have not been included in your denominator.

One follow up question, so the numerator is all building's sqft in the density offset and the denominator includes ALL land that is "buildable," right? Now I seem to understand, but in the credit documentation, how do you record the additional buildable land? For example, for any additional buildable land, I just enter zero for the total bldg area (sqft) and the acreage under total buildable land?
