Surrounding density question for downtown Houston

Hello,

I am working on a retail store project in downtown Houston. The project is in the mall and I am looking for some help with this credit.

I am planning to use a commercial building for this calculation. I am using this data source:https://landgrid.com/us/tx/harris/houston#p=/us/tx/harris/houston/1120453

There are 3 different values I am seeing one is Actual/Base area which 1698931 sqft, Calculate Acres is 6.67 and Calculated Parcel is 290,686 sqft.

How shall I calculate a combined density? Is it correct for me to divide 1698931 sqft by 6.67 acres?

I also do not see any residential area in 400-meter radius so can I still achieve this credit just using this building?

Anna,  Dividing 1,698,931 by 6.67 acres to get the FAR for that parcel. However the Credit requires you to calculate the surrounding density within 1/4 mile (or 400 m) of the project. (see the section "Further Explanation" in the reference manual for an example. You will need to account for other parcels within that 1/4 mile radius.  
To make it easier for yourself, focus on those densely developed parcels - you may achieve the minimum required density without having to calculate every parcel.
And yes, this Credit is achievable without residential density, if the "combined" density meets the requirement.
