Our core and shell project has chosen a roofing material compliant with SS 7.2. However, there may be future tenant improvements to the roof to add pavers/tiles, decking, plants, or other materials that would change the overall average SRI and heat island effect from the roof. Because these tenant improvements to the roof are not part of the core and shell scope can they be excluded from consideration in SS 7.2? If our project drawings show potential future tenant improvements to the roof, do these have to be removed from our drawings to clarify that they are not part of core and shell? Or can we clarify in the credit form that potential future tenant improvements are shown in the drawings but are not part of core and shell scope?

Potential future tenant improvements to the roof could be addressed in a similar manner to Tenant Design and Construction Guidelines (SS credit 9). Include provisions for future tenant improvement to the roof area describing the required SRI values for pavers/tiles, decking materials etc.
