Hello, we are in process of evaluating applying SITES for a new small gated community. We are not clear on wether we should include private lots, which houses and surrounding landscape within lots will not be built by project owner.
We are considering using a strategy for future parcel owners to do a Construction Guidelines, being the approach similar to LEED C&S SSC7- Tenant Design and construction guidelines.
Bottom line question is: we want to include all common spaces and roads, should we include future private lots? They are being considered regarding water runoff and such.

The area within the SITES boundary must all be held by the same ownership, so I would not include the private lots. I don't think you would include the roads, either, if they would be considered city streets or public rights-of-way.
For water runoff, you are able to include offsite catchment areas outside your SITES boundary, but I'm not sure if those areas have to be held under the same owner as well.
The SITES v2 Reference Guide has information in its introduction regarding defining the SITES boundary.

Thank you Cindy! The streets are private, just one road goes in and out the gated community annd it´s landscaped on both sides, that´s why we believe they must be included, I was wondering on the approach to lots, but I think we can leave them out, since it is a block and there is no weird shaping. At the begining they will be owned by project owner, but they are for sale, so the final owner of each lot will be a different individual.
I have read the Refence Guide and still was not clear on this. Thank you for your input!!
