If we have a high rise residential tower with a large amount of retail/restaurant space that will be built out by future tenants, is there a way to address the shower requirement without putting it in the base building? For unbuilt space, we would look to a Letter of Commitment if the Owner was building it out to answer this. But if the future tenant is building it out, the only requirement is non-binding tenant guidelines. Would tenant guidelines be sufficient to achieve this credit?
