CS-2009 SSc4.4:Alternative Transportation—Parking Capacity

Shared Parking

My LEED project will be using a garage that will be designed to serve four buildings. The total amount of parking provided by this garage will be less than the minimum applicable amount of parking if each building was building a separate parking garage. The garage will be outside our LEED boundary since it serves multiple projects. I have two questions: 1) Since this is a shared parking situation, does our project qualify for this credit? Although the total number of spaces in this garage is greater than what we need, in total, it is less than the required minimum for the separate projects. 2) The construction schedules of two of the other buildings roughly aligns with ours. However, we don't know about the construction schedule of the last building which is a hotel. We know the code required amount it requires since that amount was used to determine the garage size, but not when it will be built. Can we still go for this credit even though we don't have all of the information yet?

Hi Jose, I assume you would be targeting Case 1 and that your project is a commercial project? If you have drawings breaking down the code requirements for the full garage and can show you are not exceeding the parking requirements, then it sounds like you are fine. Timing for the projects should be ok as long as it will be built out and built to the compliant design. Are you submitting this credit under a Master Site? That sounds like the easiest way to show compliance.
