In Core-and-Shell projects, where the fit-out is not part of the scope of the developer, we can't be sure about the final layout. We develop a feasible interior layout as is mandated in the Reference Guide. We will include this layout and the recommendation to provide views in the Tenant guidelines, and will include credit requirements so they can modify the layout maintaining the credit compliance. However, we are not in a position to make the layout mandatory through a Sales/Tenant agreement. The reference guide does not require that in the credit. But in the Core-and-Shell introduction it says that designs out of the scope of CS, should require a Sales/Tenant agreement. Do you have any experience with this credit in Core-and-Shell and help us to define if it's mandatory to have the Sales/Tenant agreement?

Hi Mauricio, this credit only requires a feasible layout and not a tenant agreement - it is looking at whether adequate view glazing is provided within the C/S scope.
A key thing in the intro section: " If a project team wishes to pursue additional credits or thresholds beyond the construction scope of the LEED project, a binding tenant sales and lease agreement must be provided as documentation." So for example, a basic feasible layout gets you to 75% views. You could create a tenant agreement that requires tenants to use low partitions and interior glazing to reach 90% if you wanted to get the second point. (Silly example because you'd never be able to make that agreement, but I hope it gets the point across!)
However...I've never really gotten a clear answer on whether/how a CS building can comply with View Type 4 option, as it is much more dependent on furniture layouts than the other three options. If you'd be relying on View Type 4 (view factor), I'd recommend checking in with USGBC on how you can demonstrate that the spaces comply.
