Hospitality-NC-v4 LTc2:Sensitive land protection

RESORT DEVELOPMENT ON AN ISLAND

We are working on a  massive resort development project in an natural island which is approved by local goverment to proceed for construction.

As per LEED sensitive land prtotection, there cant be any development within 100 feet (30 meters) of  water body, except for minor improvements. But the project design has ocean front villas and view decks constructed within the 30m threshold . Is there a possibiltiy of attempting this credit based on the local goverment approval?

No, local government approval does not exempt a project from LEED requirements. The LEED certification program is a voluntary, third-party rating system that evaluates a building's environmental performance. To achieve LEED certification, a project must meet certain sustainability criteria, including protection of sensitive lands. The 30m buffer zone for water bodies is a requirement for the LEED sensitive land protection credit, and cannot be waived or altered, regardless of local government approval. The project design should be revised to meet the LEED requirements or pursue alternative sustainability certifications.
