This project is a new 33 story hotel/condo in Boston. There is no parking garage in the building. Directly across the street there is an existing parking garage where ownership has purchased the rights to 80 spots dedicated for these occupants. 3% of 80 is 3 charging stations. Ownership will install 3 charging stations on the hotel condo site to be used by any hotel/condo resident. Does off site parking nullify us? The fact that we are not adding any parking in the city of Boston I think still speaks to the spirit of the credit (this also leads me to my next question...can we still get credit 4.4? "No new parking")

A project can use parking that is outside of the LEED project boundary and/or is a shared gargage to document this credit; also, you are eligible for SSc4.4 (no new parking). See LI-2076 (https://www.usgbc.org/content/li-2076) for more infomration on documenting a shared garage. The garage must be within 1/4-mile walk distance, or you will need to provide a shuttle.
If the electric charging stations are not dedicated to your project, then the whole garage will need to meet the threshold (3%) to earn the credit. It is also important to note that 1 charging station does not equal 1 charging station for this credit (I know!). The credit form shows this better, but basically the question is how many cars can be charged in an 8-hour period. If you search in this credit forum, you will find more detail on how to document this but I recommend to start by testing the credit form.

Hi Allison,
Can you please show me the reference for LEED's requirement for charging stations to be dedicated to the particular LEED building in a shared parking situation? I understand that these stations must be claimed for a particular building's LEED certification so that no other LEED project can claim it. However, do we really need to limit the charging station use to building occupants?
My particular project is situated within a university campus where parking is shared amongs all university buildings.

I am glad you found the answer in the referenced LI. On college campuses you should also be cautious of the bike credit. Bike racks can get a bit tricky if they might be construed as shared with another building and showers can be outside of your LEED boundary but will need to meet the credit threshold for all who have access. One positive for university campuses is the Light Pollution Reduction credit. Look into the allowances for the extension of your LEED boundary to the 'Lighting Boundary'.
