Hi,
Our project has parking on basement, GF+1F office spaces, then roof is covered almost entirely of PV panels. Having the above conditions, we are initially assessing if we can either avail Option 1 or 2:
Option 1 Non-roof and Roof
1. Since the roof is covered of PV panels, can the project claim it as roof measure apart form the high reflectance roof and vegetated roof categories?
2. In achieving the above, does the project require to meet the SRI value on its low-sloped roof (initial SRI 82)? Or this may be waived due to the existence of pv panels covering the roof slab?
Option 2 Parking Under Cover
1. More than 75% parking is located at basement. Having pv panels covering almost entirely the roof, the project qualifies for the 3rd criteria. In this case, does the project requires to meet the 1st criteria, SRI at least 39, in the remaining small portions of the roof or this can be waived?

The credit is either Option 1 Nonroof and Roof (2 points except for healthcare, 1 point for healthcare) OR Option 2 Parking Under Cover (1 point).
Under Option 1 all nonroof and roof surfaces must be included in the calculation but note that applicable roof area excludes roof area covered by mechanical equipment, solar energy panels, and skylights.
Under Option 2 ensure that the roof over the parking area claimed as "under cover" (at minimum 75% of parking spaces) meets the credit requirements.

Thanks Summer! The parking (more than 75%) will be under a building, so option 2 is the way to go. In the project's case, does it require to meet the three-year aged SRI 32 (minimum)? Roof will be covered with pv panels, so design team are considering a cost-effective SRI than prescribed. Please confirm.

Or the SRI requirement is applicable only on "Roof to shade/cover parking" and not with Basement Parking + GF offices + Roof?

Andrea: LEED reference guide states: "Ensure that the roof over the parking area meets the credit requirements for eligible types of parking cover." Essentially the area over the parking for which you are claiming as covered (at least 75% of the total parking spaces) needs to be compliant with roof strategies. However, roof area covered by PV is not listed as roof strategy and that sf would on a typical project be exempted from the area considered for calculation. The PV would only be included if it were a nonroof strategy (covering paved area not roof area). If this were my project I would ask my USGBC LEED Coach about the best way to document this situation. I would start by showing a roof plan with locations of PV and roof material(s) (include SRI) with the basement parking area spaces superimposed so the reviewer can see what is covering the parking spaces claimed as compliant.

Hi Summer,
I have a similar case, that our project has PV above the flat painted roof top. like you mentioned "The PV would only be included if it were a nonroof strategy (covering paved area not roof area)". do you think right to include the PV surface? and what would be the SR value of PV?
