Hello,
In the proposed building simulation, some of the spaces are not yet defined and therefore are being simulated as office spaces with System 3 - PSZ-AC.
Because there is a boiler plant in the building for HVAC & SHW it should be assumed that the heating source for this System 3 - PSZ-AC is obtained from this plant (with higher efficiency than the baseline building reference boiler plant). Correct?

You cannot just assume a system 3 for undefined proposed spaces unless that matches the baseline system. In the absence of a system design the proposed spaces must be modeled identical to the baseline.

Hello Marcus,
In the case of a System 5 (Packaged VAV with reheat) for both baseline and proposed buildings for undefined spaces.
In the proposed building energy simulation should we:
1) Consider that all heating energy is provided by the actual boiler plant (with the high efficiency boilers of the project). In this case, the VAV units would have heating coils connected to this plant.
2) Or should we consider a separate boiler plant with efficiencies such as in Table 6.8.1F.
In the second case, no energy savings are obtained in the heating consumption of these spaces even if the actual boiler plant is designed with spare capaciy (accounting for spaces which are not yet defined).

If the HVAC in these spaces has not yet been designed it must be identical to the baseline. So #2.
