For our project, 60% below baseline for our building type would be 30.33 parking spots. However, per the building lease, the tenant only has 5 parking spots in the parking garage. 5% of 5 spots is .25. Are we excluded from the preferred parking requirement for carpool since the calculation turns up with less than one spot? Or do you think we should reserve 1 spot for preferred parking?

Hi Patty! So, technically you would need one preferred parking space in this case - that number just always rounds up and the LEED language doesn't have any exceptions in it. But the small number of spaces compared to the population of the office space would be a good basis for an alternative compliance path. I suspect you'll be told to submit it as a CIR if you ask GBCI via a customer service inquiry, but it's worth a shot. Especially if your company has other carpool incentives or support programs in place that you can point to as an alternative. Is the parking fee discount for carpoolers an option?
Or, if ownership is willing to assign a preferred parking space as a last resort to get these points, you could just try submitting it as an ACP in your preliminary review, and add the signage in the final if it's not approved and you need the credit.
