My project site is located next to one of the main arteries of Warsaw. Due to the high trafic the strip adjacent to the road is contaminated with petrol related substances (not much but still). Can it qualify to the brownfield credit even though it's just a small part of the site and that the contamination was not caused by the previous land use?

Yes, it does not matter where the contamination comes from or how much of the site is contaminated. It matters that you're redeveloping a contaminated site and cleaning it up. Both option 1 and option 2 should be available to your project (using Poland's version of EPA testing). If you can't prove the contamination in either option, then the project will not earn the point.
