Hello,
I have a project which is being designed with vegetated garden at roof. The FAR of the planned building is quite enough so I assume that vegetated roof can be used toward the minimum 25% vegetation requirement as per the reference guide p.177.
My question is that is the vegetated roof area can be considered as the open space which is 30% of the total site area in this case? The garden is being planned with a diversity of vegetation types and species that provide opportunities for year-round visual interest.

Hi Jeong,
Yes, for your project, you should include the vegetated roof area first in your open space calculation, assuming that the area is physically accessible for your occupants. Once you have the total open space calculation, 25% of that number must be vegetated, and your vegetated roof area should apply to meeting that 25% requirement.
