Hi Eliot,
The LEED ND form states that "project includes at least one building, in addition to the building documented under GIB Prerequisite Certified Green Building, that will be certified through a LEED rating system, or through a green building rating system requiring review by independent, impartial, third-party certifying bodies that have been accredited by an IAF-accredited body to ISO/IEC Guide 65 or, when available, ISO/IEC 17065."
Does this mean that in a large scale project with multiple mixed-use buildings and townhomes that the first certified building will not contribute to this credit? For instance, if a project had 1,000,000 sft of buildings, and intended to only certify the largest building, which was 200,000 sft, would that not contribute to this credit as 20% for 2 points?
Cheers,
Tim

Tim, your conclusion is correct and is reiterated in Step 2 of the Reference Guide step-by-step section: certified floor area or certified buildings used to meet the prerequisite cannot contribute to earning the credit.

Thanks for the quick reply Eliot.
Just to clarify, as my question wasn't exactly phrased as a good yes/no question, in order to achieve points under this credit, the reference guide states that theproject does need to certify more than one building for credit achievement.
I would argue that this does not meet the intent of the credit and will encourage projects to take the easiest, cheapest alternative, which is to certify the smallest building rather than the building with the greatest impact.
Cheers,
Tim

Tim, sorry if I misunderstood. Yes, a project achieving the prerequisite via Option 1 by certifying one building would need to certify at least one additional building to earn the credit.
