Our project is located in an organized industrial zone. While there are no residential buildings within 400 m of the project, the commercial building density alone satisfies the combined density thresholds. Any ideas if we can comply with credit requirements following the combined density option without any residential buildings?

Yes, you can calculate the combined density without any residential building area. Because, the combined density is calculated based on the total floor area of surrounding building divide by the total buildable land (include the open space area or undeveloped area), both are within 400 meter from the project. You can refer to LEED guide page 82.
