How can I demonstrate the compliance in these 3 different situations:
1. no cooling system has been designed for the building
2. during the summer period just mechanical ventilation is provided (but there is no control on inlet air humidity and internal temperature)
3. free cooling is activated when the outside air temperature is in a certain range (can it be considered as natural ventilation?)
The LEED 2009 NC Template requires many inputs that can not be given in these cases.

Assuming you are in a climate that requires AC, you probably can't comply under #1, and #2 above, unless you are doing something special.. If you have a passive system, or are relying on adaptive thermal comfort, you need to show what you are doing as an alternative compliance path - the template is not going to have the correct fields. Check the box for alternative path, and upload your own narratives and calcs as required.
"Free cooling" (aka Airside Economizer) should be simple to document. Just show your AC setpoints.
