CS-2009 EAc3:Enhanced Commissioning

Monitoring Based Commissioning

Hi guys! I have a question regarding monitoring based commissioning. Based on this credit what are the minimum required meters to be installed in the building that will be monitored and commissioned? As for this project, we do not have energy meters in non-tenant areas (i.e. such as the Lifts, common areas lighting). And we only have meters in tenant areas. Hence are we able to qualify for this credit ? Despite the fact that we do not have meters for the larger non-tenant areas?

I will probably need to know more about your situation, but you are asking this question under CS v2009. Monitoring Based Commissioning is mentioned under v4. It is one of the options under enhanced commissioning for one additional point. That being said, I think it would be difficult for a CS project to qualify. The Guide is not as specific as you might want, but the core of the idea is to have a way to see if a project is moving out of proper operation and using more energy than it should. That could be caused by weather, local conditions, different use patterns, or program or equipment failures. I view this point as what Measurement and Verification was intended to be under v2009...monitor energy use real time, then compare to an as-build model to determine if there is need to investigate deeper into systems.
