Does anyone have insight on how to treat core & shell space, intended for retail, on the ground floor of a mixed-use residential building? All of the residential individual and multi-occupant spaces meet the credit requirements. A workout room for residents and a community center onthe ground floor also meet the requirements. However, we are unsure how to treat the 2 C&S retail areas. There are no administrative or office areas within the retail C&S -- only open, multi-occupant space for now.
The Space Matrix chart says to count all merchandising spacs as multi-occupant. But Core & Shell apparently is ineligible for this credit.
So are we completely ineligible for this point because of the C&S spaces? Should we provide temporary lighting plans for these spaces? Or is installing some switches with dimmers satisfactory?

I have a similar situation in a sports stadium pursuing NC. There will be approximately 2,000 sf leasable office space and 9,500 sf leasable retail space within the completed stadium (400,000 sf building, 200,000 sf indoor space) that will remain C&S for future tenants. Is the project ineligible to pursue this credit because there is C&S space? Is there precedence to pursue compliance through Tenant Guidelines for these spaces?

Erica: We haven't submitted yet but when we do we will reference LEED Interpretation #10102 "any project containing incomplete space(s) intended to be fit-out by Tenants (i.e. parties other than the Owner) must be accompanied by a set of non-binding Tenant Design and Construction Guidelines." When we submit these guidelines we will make sure to include Controllability of Systems - Lighting as an applicable LEED 2009 for Commercial Interiors credit. And then see how it goes!

Summer - One more question... How did you treat the leasable C&S spaces in the LEED Online form (or separate spreadsheet, if you used one)? Did you simply list them as compliant, or did you not include them?

Erica: We haven't submitted this credit for review yet but I would list them as individual line items within the form as compliant then describe the LEED Interpretation within Special Circumstances and upload the Tenant Design and Construction Guidelines with Controllability of Systems - Lighting guidelines highlighted. Also note that Tenant Design and Construction Guidelines will likely need to be written to LEED CI v4 as newly registered projects would be required to use that version.

Just a quick update, in case others missed this. Interpretation #10102 has been updated as of 1/27/2017. Tenant Guidelines and an Owner's Commitment Letter are no longer required for compliance for projects with up to 10% of building gsf or 20,000 gsf (whichever is smaller) of incomplete space.
