I’m looking for some clarification if I’m modelling Tenant Core & Shell areas correctly under LEED v4 based on some responses I’ve seen on this forum to similar questions. I would appreciate any feedback.
- All mandatory LPD targets and controls such as occupancy sensors, daylight and receptacle controls are modelled in the Baseline building tenant areas as per the mandatory provisions.
- (General Question) As the Proposed tenant Core & Shell areas are outside of our scope, all mandatory controls such as occupancy sensors, daylight and receptacle controls are also modelled in the Proposed building as per the mandatory provisions even though these controls are not written into any lease agreement. Is this correct?
- (Project Specific Question) There is a tenant lease agreement which caps the LPD in the tenant areas and specifies the use of occupancy sensors, although the TLA does not make any reference to daylight and receptacle controls. I can claim savings for these LPD targets and occupancy sensors in the Proposed building as they are written into the TLA, however, since the TLA does not make any reference to the mandatory daylight and receptacle controls, I assume the Proposed building does not include the mandatory daylight and receptacle controls (may or may not contradict point 2 above)?

2. Yes.
3. TLA must be signed in v4 by the tenant to claim these LDP savings. The proposed model must include the mandatory provisions.
