I am following a project of a hotel complex located in the Italian alps.
We are aiming at achieving points from LTc4 opt. 1 and I am a bit confused about density calculations.
If I intended correctly, both combined and separated calculation are referred to buildable land as defined by LEED glossary: “the portion of the site where construction can occur…”
My interpretation is that we have to consider only the portion on the 400-meters range from project boundary where construction activities can “legally” occur referring to local city planning regulation.
In my case, I have:
- A portion of forest where only preservation activities are allowed;
- A portion of farmlands where the city planning allows for a small density (0,03 cubic meters /sq m) but also affected by a hydraulic constrain that prohibits new constructions; therefore only small additions to existing building (up to 10%) can occur;
- A very few lots inside point 2 area which currently have building and could actually build some small addition;
- A sport complex with soccer fields but without any buildings which is almost 100% pervious;
- A former railway area which is now decommissioned to become a regional bicycle-way where construction activities are not allowed but a few buildings are present;
- An area identified for public facilities such as town hall, police station, church already developed;
- A cemetery.
I would like to ask your opinions on which of these land portions are applicable within the buildable land definition and credit scope.
