Our project is a core and shell office. The owners are provided with complete lighting fixtures in the tenant space (shell).
1. Does this space need to comply with all requirements under Section 9.4 following ASHRAE 90.1-2010 Appendix G G1.2, such as lighting control devices, bi-level switches, occupancy sensors, or automatic daylight controls?
"2. From my understanding,
- Tenant spaces that are out of the owner's control are not required to meet the mandatory provisions, but if these provisions are not installed, this space cannot claim lighting energy savings and may be penalized, as a baseline model will have these energy saving control devices.
- If the space is installed with control devices as required by the mandatory provisions, the lighting savings can claim up to a maximum of 20%.
- If the project wishes to claim more than 20%, additional documentation must be provided.
Am I correct?"
3. If the lighting fixtures are installed but the control devices are not, is it possible to provide a tenant lease agreement for the control devices and simulate the proposed model as the actual lighting power density (LPD)?
