Regarding the LEED ND v4 rating system we are in the project registration phase and I have some questions.
1. Approximately 80% of the structural part of the buildings has already been built. Which ND system can be used: Plan or Built Project? What is meant by 75% of the total building floor area?
2. Having to certify at least one building within the neighborhood, which rating system can be used? Can O+M be used ? If yes, can it be used for both ND Plan and ND Built Project?

Hi Gloria, in response to your questions:
1. The ND v4 Reference Guide is a little confusing by saying project with 75% or less of total floor area constructed should use Plan and those with 100% should use Built Project, leaving the 76-99% range unexplained. The reality is any project that is not fully built-out has to use Plan. The phrase 'total building floor area' means total gross habitable floor area of all new buildings and major renovation of existing buildings within the project boundary.
2. The requirement for at least one certified building can be satisfied under both Plan and Built Project rating systems using any LEED building system, including O&M which is mentioned in the ND Reference Guide under building selection strategies.
