I have a Construction Submission question. Some Construction Submission credits require verification documentation. I'm pretty sure that our project does not have to wait until that information is available before submitting for Construction credits. Is that correct? If so, what will happen to attempted Construction Credits that require verification? Will they be given conditional approval? Please let me know. Thank you.

Hi Kevin, those just wouldn't get reviewed in the Design phase. Nothing in LEED Online will stop you from submitting them or penalize you if you do, but you'll receive a comment stating they haven't been reviewed and to make sure you resubmit in the construction phase.

Thanks Emily. How about Construction Credits submitted in Construction Phase, like EAc3 and especially Eac5? There are follow-up reporting items required that extend well past typical construction completion. Must the Construction Submission wait until that verification information is available?

You need to wait until after construction is completed in order to submit for Construction Review. All documentation is required then. That is why the credits are divided as they are into Design or Construction Phase. Generally, the Commissioning Report will be the last doc you collect, although a summary is sufficient (for v2009 - haven't gotten that far in v4 yet). The process will generally last a few months after C of O.

Thank you Emily and Susan. There is still one thing that is escaping me. The project had a successful Design Submission. Construction is now complete. The Project Team has questioned whether the Construction Submission needs to wait until all verification information is available. I guess I see their point. Credit EAc3 and especially EAc5 have reporting requirements that extend into the future. Should those requirements keep a Team from submitting Construction Credits? Thanks again.

Thanks, I think I misinterpreted the question - Kevin, I'm referring to submitting those credits during the Design review, but Susan is right that the Construction submission has to come post-completion so you'll have the required documentation.

Take a look at the credit forms for those two - they will spell out the level of supporting documentation you need for a commitment to complete post-construction commissioning and report M&V data. It's a little different depending on the credit options you're going for.
