ITE Parking Generation- multiple Average Peak Period Demand

We are working on a project that has no minimum local zoning requirements, and attempting to earn points through OPTION 4. When we take a look at “Parking Generation”, two or more “Average Peak Period Demand” values such as both vs. GFA and vs. employees can be found under the same Land Use code. We are wondering which value to use in order to calculate the required number of parking. In this case, can we use any one of these, or do we have to use whichever is stringent? Any thoughts on this would be appreciated.

Hi Yasuhito, Is the difference between the two very large? Have you reviewed this thread? http://www.leeduser.com/topic/money-guesswork-ite-parking-generation-study-2003-SSc4.4-LEED-NC-certification I don't have direct experience with this particular compliance path and I am not sure what your project is, but in looking at some of the LEED interpretations relating to this option, it seems it depends on the type of project you have. LI #1869 bases calcs on square footage whereas LI #6001 (a school) is based on occupants. If this is still not clear for your case, I'd recommend confirming with GBCI so you have some clear direction.

Hi Marilyn, Thank you for your comment. Since it was the significant issue for our project to select which value to use due to the difference of the required parking number (about 40 parking lots difference), we could not consider it to be negligible. But, we could make it clear through confirming with GBCI. It says that we can use any one of these depending on the project team’s selection. Thank you again.
