USGBC's IEQ v2009 Space Matrix indicates that Guestrooms (in their entirety) should be considered Regularly Occupied. When creating the Views plan diagrams, we are finding of course that certain enclosed spaces such as closets and toilet compartments would not have views, negatively impacting our ratio of views to total regularly occupied area.
It does not seem reasonable that residential units in the same project would be allowed to discount the closets and bathrooms from the credit, while guestrooms must count all spaces regardless of where someone spends their time (more than 1 hour) within a guestroom. The question is, can we interpret the IEQ Space Matrix such that similar spaces in both guestrooms and residential units are calculated in the same manner? We would then exclude Guestroom closets, hallways and bathrooms from the Views calculations.
