I have a Student Union project which has spaces ranging from offices to classrooms to theatres. A majority of the spaces are being built out at this time, however, we have a few small spaces which are going to be built out under future tenants improvements and may include kitchen type spaces. The restrooms for these spaces are being built into our contract, however, we do not have any control over future kitchen sinks that the tenants may install nor do we know the quantity and type of sinks they may install. I've reviewed the resource documentation for this credit as well as the MPRs and supplemental instructions to the MPRs and none of these sources direct LEED NC projects how to handle future TI space. Approximately 85- 90% of this project is being built out at this time, so is there any resource to direct project teams how to handle future tenant improvements for 10-15% of the space (meaning this is not a CS project, and is truly a NC project)? Is there any past direction given by the USGBC either through resources or project specific reviews? Thanks.

Maybe you already have your answer by now, but we have handled this in the past with Tenant Guideline documents. When you certify an NC project that has unbuilt out future commercial space, you are certifying the whole building so you have to ensure that future tenants follow the same LEED guidelines that you did for credits you are claiming. They don't have to certify their TI, but they would have to install water fixtures as dictated by your tenant guidelines flow rates. These guidelines would apply to all the LEED credits that you are pursuing, i.e., energy, ventilation, materials, etc.
