existing not occupied parts

In the building that I’m modeling some parts were existing prior to the project, some parts are new. Some existing parts were neither occupied nor conditioned but they are going to be occupied and conditioned after the completion of the works. Does Table G3.1 5.f. apply for those spaces (“For existing building envelope, the baseline building design shall reflect existing conditions prior to any revisions that are part of the scope of the work being evaluated”)? How shall those spaces be considered in the form of leedonline? Existing or new? For existing building renovations and new buildings the assigned points are different.

For previously unconditioned spaces you need to use the Table 5.5-X minimums and treat them like they were new construction in the baseline model. They do not count as new construction area however when determining the area that is % new vs % existing.
