Systems Manual; on our Const. Phase submittal the reviewer stated we need to include a Systems Manual. It appears this refers to the Training of staff on the bldg.'s. commissioned ME & P systems. Correct ? Isn't this the same as the O&M Manuals ?
What exactly does the Systems Manual consist of ?

The systems manual is one of the key parts of enhanced commissioning. It is not the O&M and is not directly related to the staff training. For guidance on the requirements, you need to look at the Reference Guide (STEP 9 starting on page 226). This gives you an outline of what is required, and it is a significant document. There is no template and is unique to each project. The overall goal of a well developed Systems Manual is to be a first-stop for operations staff to review when dealing with issues related to commissioned systems. One of the biggest mistakes I see related to this document is not understanding this is a narrative that should be specific to the as-build, as-commissioned, as-operating systems in the building. Not a regurgitation of design documents or shop drawings.
