I have a CS project in Seattle and would like to use the local energy code as the basis of design for areas outside of the Owner's scope of work. The City Code requires greater efficency than the ASHRAE baseline, but the Lease does not identify the specific standards of the Code, only that the TI work must conform to the Code. Is that considered a sufficently specific Lease language to allow me to use the Code minimums rather than the ASHRAE baseline?

Seems reasonable to me. You will need to provide a comparison if you will be claiming energy savings for LEED.

Hello Jim. I realize this post is quite old but we are using a similar strategy for for the LPD in our energy model (local code is more stringent than ASHRAE) and are curious if the approach was successful for you. Was any special documentation required? Thanks.
