LEED 2009 had a button to click to indicate that all mechanical installations would be covered by the Tenant Lease and Sales Agrrement. The button is gone for LEED V4 and there is no location to provide a narrative to this effect. Our project has no mechanical provided beyond a rudimentary exhaust fan to maintain minimum airflow until a tenant is found. The tenant will be responsible, as stipulated in the Tenant Sales and Lease Agreement, for installation of mechanical systems to meet this prerequisite. What does GBCI require for documentation of this situation that satisfies this prerquisite?

The requirement for a signed lease agreement (signed by both tenant and owner) is now required for items like these. This was a big change between v3 and v4. It is explained in the intro of the Reference Guide, and touched on individually in several credits.
