We are pursing LEED v4 BD+C, NC. For the Location and Transportation, Surrounding Density credit, combined density:
1. We achieve the density ratio of buildable land required for 2 points with more than 22,000 sf/acre, without the deduction of public ways, etc. from our total buildable land area. Deducting the public ways will make our ratio even better, but we still would not reach the next threshold, nor are we attempting to achieve it. Is it necessary to go through the exercise of deducting our public ways on the site if we already demonstrate compliance with them included in our overall buildable land number?
2. I would like to confirm that the entire square footage of a building crossing the offset boundary is to be included, rather than the portion thereof within the density offset.

1. sounds reasonable to me. I would definitely include a narrative saying what you said here, so it's clear to the reviewer.
2. My understanding is buildings/parcels intersecting the offset boundary can be included or excluded at your discretion - I generally just eyeball them and include them if it looks like they're substantially within. But definitely no need to try calculating portions of buildings.
