We are applying LEED Core & Shell to a project in which:
- the owner will install HVAC and lighting systems inside tenants zones;
- tenants will be responsible for the final fit-out (partitions, finishing, etc.);
Since the owner is installing HVAC and lighting in tenant zones, the project is claiming energy savings (EA C2 - Optimize Energy Performance) inside these zones.
For purposes of EA C7 (Green Power and Carbon Offsets) which amount of energy shall be considered:
- whole building (common services and tenants) energy use (using the whole building energy simulation results) ?
- common services only, as referred in the reference guide for Core & Shell projects (based on BOMA standards but not less than 15% of project floor area) ?
