Our project is an office building with some retail spaces on its lower floors that have already been leased. We are pursuing LEED CS v2009 and have made the first Design Submission and are now working on responses to reviewer comments in preparation for resubmission.
The retail portion will be furnished to the tenants as cold-shell space. The tenants will design and install their own fitout, including all finishes and building systems such as ventilation and air conditioning.
For confidentiality reasons we cannot obtain copies of the tenant leases, which reviewer comments state are required to show compliance with IEQp1.
1. Would it be acceptable to change the project boundary to exclude the retail tenant spaces?
2. If the project boundary were not changed, would it be acceptable to demonstrate compliance with ASHRAE on the basis of the actual design by obtaining the tenants’ drawings and specifications?
