I have a client looking for LEED certification of its Commercial offices. The Client has three leased office spaces - 2 spaces ( 5th floor and 7th Floor)in one building and third office space(5th Floor) in another building. Both buildings are located in same IT Park. My question is
1) Can these three offices be certified together since the client is same?
2) One of the office space was in operation 2008, 2nd in 2011 and 3rd in May 2013. Which rating system can be applied here?
Please advise.

Hi Rohit,
LEED-CI could apply here if the building owner was planning on fitting out the spaces. However, a more limited scope of the fit-out may mean fewer credits are applicable or achievable by the project. A truly limited scope may mean that the project is not able to achieve certain prerequisites or meet certain Minimum Program Requirements, and therefore, the spaces could not attempt certification under any rating system. I suggest talking to the owner about the scope and running through a LEED-CI scorecard and the MPRs. If the owner is doing a major renovation, then LEED-CS would be applicable. Otherwise, the last option would be to attempt a LEED-EBOM certification for the operations and maintenance of the building, but I assume this is not your main goal. Best of luck!
