Can room showers be counted for compliance?

Hello, 

I'm assuming that in this type of projects, the guests that are staying at the hotel are considered to be short term and the employees are the long term occupacts. Hence, I was wondering whether the showers already provided in each room of the hotel can be counted for compliance as short term showers.

Hello, I'm working on a hotel project as well. Initially I was also assuming that overnight guests would not be considered regulary building occupants. However there is a comment in the LEEDv4 BD&C "Getting Started" section that states to the contrary - "Hotel guests are typically considered regular building occupants, with some credit-specifc exceptions. Calculate the number of overnight hotel guests based on the number and size of units in the project. Assume 1.5 occupants per guest room and multiply the resulting total by 60% (average hotel occupancy). Alternatively, the number of hotel guest occupants may be derived from actual or historical occupancy." That's in regards to your first question. As for the second, there are no short term showers the way the credit is written. It seems the shower(s) are to be provided for for regular building occupants. Therefore, one could reason that the shower(s) are accounted for given the fact that hotel guests are considered regular building occupants and most if not all hotel rooms have a shower.  This poses a new question, can staff utilize hotel room showers towards credit compliance? The way I understand the credit's intent, it's to provide shower / changing facilities for occupants who are commuting via walking/biking/etc. to the project so that they can freshen up. I have not had a v4 Hospitality project yet, but under v3, we were expected to provide the proper# of showers for the staff (in back-of-house), as the guests would obviously have showers within their rooms.
