According to LTc4 – Surrounding density and diverse uses, I would like to ask for a clarification regarding the definition of “Buildable land”.
I am not sure whether the definition refers on specific land that is actually defined by local authority as suitable for a future real estate development or whether it refers to land that could be potentially buildable because nothing has been built on it at the moment (e.g. a farmland).

Hello,
can someone please help me clarify the meaning of "land excluded from development by codified law", which is required for the quantification of "Buildable land"?
Are we referring to areas like national/ historical parks, areas in the proximity of infrastructure (e.g. airport) and similar?

Hi Filippo. Good question! See this thread and a great answer from Emily. Buildable land excludes the following:
- public rights of way. For this, I'd consider any named streets, adjacent medians, etc. to be non-buildable and part of the public ROW. However, runways at airports and parking lots are considered "buildable" and must be included.
- national or public parks, or other land protected by law from development (e.g., check if there's a conservation easement)
When it comes to historical landmarks (e.g., landmarked building or property) these are not necessarily excluded from all development. I'd suggest seeing if your project location's local city has an online map, or list, of landmarks; and, if any fall within the 1/4-mile radius of your project, manually investigate if any of these have development restrictions.

My concerns mainly related to the fact that 'Buildable land' only refers to specific empty plots that local authorities have identified as suitable for future property development.
